Dubai’s property market began 2026 with continued transaction momentum. For international investors, the scale of activity is significant, but the quality of an investment still depends on price, location, developer, supply and the buyer’s objectives.
Dubai real-estate activity in Q1 2026
The Dubai Land Department reported total real estate transactions worth AED 252 billion (approximately £50.46 billion as of 28 August 2026) in the first quarter of 2026, representing a 31% year-on-year increase in value. The quarter included 60,303 real-estate transactions, 6% more than the same period in 2025.
Why transaction growth matters
Rising transaction value and volume can indicate liquidity and continued buyer participation. For an investor, however, market-wide activity should be treated as context rather than proof that every development or district offers the same prospects.
Off-plan and new-development considerations
Dubai has a substantial development pipeline. Buyers comparing off-plan opportunities should examine the developer’s track record, payment plan, construction timetable, specification, location, surrounding supply and intended exit strategy. Projected rent and capital-growth assumptions should be stress-tested rather than accepted at face value.
Questions international investors should ask
- How does the unit price compare with nearby completed and competing projects?
- What rental evidence supports the advertised income expectation?
- What is the expected service charge?
- How much competing stock is scheduled to complete nearby?
- What are the payment milestones and completion protections?
- Who is the likely tenant or future buyer?
Dubai’s role in an international portfolio
Dubai can appeal to investors seeking exposure outside the UK and access to a large international property market. Diversification, however, introduces currency, legal, regulatory and market-specific considerations, so professional advice may be appropriate before committing funds.
