Off-plan property remains a major part of international residential investment in 2026. The model can offer access to new stock and staged payments, but investors take on development-stage risks that do not exist in the same form when buying a completed property.
Why investors buy off-plan
Potential advantages can include early access to a development, a wider choice of units, modern specifications and payment schedules linked to construction or agreed milestones. In some markets, buyers also target price growth between reservation and completion, although this should never be assumed.
The main off-plan risks
- Construction or completion delays
- Developer or funding risk
- Changes in market value before completion
- Rental projections not being achieved
- Large amounts of competing stock completing at the same time
- Contract restrictions affecting assignment or resale
How to assess the price
Compare the off-plan price with relevant completed property, competing new developments and the quality of specification being delivered. A premium may be justified in some cases, but investors should understand exactly what they are paying for.
Projected yield needs scrutiny
Ask whether the quoted yield is gross or net, what rent is assumed, whether occupancy is included and which costs have been deducted. Service charges, management, furnishing, maintenance and voids can materially change the result.
Developer due diligence
Review delivery history, ownership and planning documentation, funding arrangements, construction progress and the contractual protections available to the buyer. Independent legal advice is particularly important for international transactions.
Plan the exit before buying
An investor should understand who may buy the property later and whether the contract permits a sale or assignment before completion. A clear exit strategy helps prevent an investment from depending entirely on one optimistic market scenario.
