International property investment in 2026 requires market-by-market analysis. Dubai, Bali, Cyprus and UK cities can all attract investors for different reasons, but the same headline metric can mean something very different in each location.
1. Rental demand
Look beyond advertised rent. Identify who rents in the location, why they are there, how seasonal demand is and how much competing stock exists. A deep tenant market can improve income resilience.
2. New property supply
A strong market can still face pressure if a large volume of similar units completes at the same time. Review the development pipeline, especially when buying off-plan.
3. Infrastructure and economic activity
Transport, employment, tourism, education and major infrastructure can influence both rental and resale demand. Investors should distinguish projects already delivered from plans that remain uncertain.
4. Currency exposure
Cross-border investors may earn returns in a different currency from the one in which they measure wealth or fund the purchase. Exchange-rate movements can increase or reduce the home-currency value of income and sale proceeds.
5. Market liquidity
Transaction activity and the depth of the resale market matter when an investor wants to exit. Consider who is likely to buy the property in future: another investor, a local resident, an international buyer or a lifestyle purchaser.
Build comparisons on consistent assumptions
When comparing countries, use the same framework: total acquisition cost, realistic rent, operating costs, financing, tax considerations, expected holding period and exit assumptions. This prevents a high headline yield in one market from being compared unfairly with a more conservative figure elsewhere.
International diversification still requires local due diligence
Owning property across different markets can diversify exposure, but it also introduces different legal systems, tax rules, currencies and management requirements. Independent professional advice should form part of the process where appropriate.
